WOZ value of your commercial property

Do you own a commercial property (non-residential property)? Then you will find the property value ("WOZ-waarde") on your tax assessment. GBLT calculates this for the municipalities of Bunschoten, Dalfsen, Dronten, Leusden, Nijkerk, Ommen and Zwolle. On this page you can read how GBLT determines the value.

What is the WOZ value?

The WOZ value is the market value of your property. It therefore changes with the sales prices of properties on the market. We make a comparison with the sales price of the previous year; the WOZ value you will receive in 2023 is the value of your property on the market on January 1st, 2022.

You will find the WOZ value on your tax assessment from GBLT. We use it to calculate various taxes, such as property tax.

How do we calculate the WOZ value of your commercial property?

We determine the WOZ value of commercial properties in a manner that differs from the one used for residential properties. We look at two aspects:

  • The rental price per square metre. We compare your property with the rental prices of other let properties.
  • The capitalisation factor of your property. This takes into account factors such as vacancy, construction and level of maintenance.

Some properties have residential and non-residential parts 

The threshold for a property being viewed as a residence is 70%. Meaning at least 70% of the value of the property has to have a residential use. Is the percentage below 70%? The property is viewed as a non-residence.

Your valuation report shows how we determined the value of your property
