WOZ value of your commercial property

How do we calculate the WOZ value of your commercial property?

We determine the WOZ value of commercial properties in a manner that differs from the one used for residential properties. We look at two aspects:

  • The rental price per square metre. We compare your property with the rental prices of other let properties.
  • The capitalisation factor of your property. This takes into account factors such as vacancy, construction and level of maintenance.

Some properties have residential and non-residential parts 

The threshold for a property being viewed as a residence is 70%. Meaning at least 70% of the value of the property has to have a residential use. Is the percentage below 70%? The property is viewed as a non-residence.

Your valuation report shows how we determined the value of your property

A description of how we calculated the WOZ value of your property can be found in the valuation report. This report specifies amongst others the rent, area and capitalization factor. It can be found in "MijnGBLT", under the heading "Mijn documenten".
